Because we have built deep integrations that help us automate manual tasks, we are able to manage your property at a lower cost (only 12%!) than a typical vacation rental manager (typically 25%-40%).

Your property is distributed on dozens of the top vacation rental sites including AirBnB, VRBO, Homeway, Booking.com, etc. so that it has the farthest reach possible.

Just like with our clients, we only hire the top photographers, copyrighters and data scientists to ensure your property stands out amongst the crowd, ranks highly on each listing site and demands the highest possible rate for rentals.

We leverage cutting edge data sources and machine learning algorithms to help you maximize the most your can rent your property for in a given day. We dynamically price the property so that you can take advantage of days with stronger demand by pricing higher and lowering pricing during times of slower demand to maximize occupancy. While we’re the experts, you remain in control and we’ll never price your property lower than the minimum you are comfortable with.

We handle all guest communication from start to finish so that you can sleep easy while generating income. Not only do we handle all communication with guests, we handle all logistics and coordination with cleaners, maintenance and other vendors as required. We provide you with weekly reports so that you can stay in tune with going on with your property, without having the stress of constant notifications and messages.

As part of the onboarding process, we work with you to establish a security deposit amount that will help to deter guests from being reckless or negligent. This security deposit will be kept in the case that there is an incident at your property, but beyond this, you will be covered under a $1M insurance plan that provides additional protection and retribution in the case that damages are beyond the security deposit amount.

Staywize has structured pricing so that you minimize your costs when the property is not occupied and maximize your income when the property is in high demand. We charge you a flat 10% management fee for marketing the property and fixed monthly cost based on the size of your property to handle the day to day operations. This way, you maintain most of the revenue from your bookings but do not incur high costs if demand should slow.

Typically other property managers charge 25-30% to handle everything that Staywize does or only handle the online marketing portion. Staywize provides you with a premium service at a fraction of the cost.

Staywize only accepts and manages properties that have the potential to be in the top 10% of all vacation rental properties in the area. Generally we choose to work with properties that are clean, have attributes that coincide with guest demand, are intended to be used primarily as a vacation rental, are thoughtfully decorated and are located in desirable areas. We also require that you have approval from your homeowner’s associated to use your property as a short-term rental.

There are two important areas that contribute to the success of your short term rental. The first is marketing the property effectively on booking platforms to increase your reach, occupancy and revenue. But that’s only one piece of the puzzle. In order to attain consistent 5 star reviews, you need to have a thoughtful and diligent on the ground team. These team members are responsible for ensuring the property is cleaned properly, that all parts of the home are well maintained and that guests feel that they are well taken care of.

At Staywize, we provide our clients with both of the these important services to ensure that you are maximizing the revenue for your property all the while keeping guests happy so they leave 5 star reviews.

While the likelihood of hosting a bad guest is low, we take extra precautions to ensure that we do not rent your property out to anyone who might not treat your home with respect. For every guest we will consider the intention of the trip, the guest’s booking identity and credit card, the size of the group (especially without children), the potential for noise and/or damage, and other common indicators that present more risk.

We will send payment for each guest stay directly to your bank account within 24 hours of receiving it from the booking platform (typically within 48 hours after check-in). The payment will clear in your bank account after 3-5 days.

It’s your home so you may do with the property as you wish. Any time you would like to stay at your property, let us know and we will block off the dates so that they will not be available to other guests.

Once you are accepted into our family, we’ll introduce you to your onboarding manager who will introduce you to our platform and set expectations on the process going forward. As part of the process we will perform a walkthrough of your property, have our leading professional photographer capture your property from it’s most attractive lighting and angles, and craft a unique booking page on every major booking site. Typically the process takes a few weeks to complete, but if you have everything ready now, we can get everything up in running in 7 days.
